Members Spotlight: The Professional Cleaning Company

This month we’re shining a spotlight on Ben Davis and David Rowe of The Professional Cleaning Company, new office members at COLONY King Street. From starting out in a garage at home in 2018 to taking over office space, the company has grown year on year and here they share their journey.
Hi Ben and David. Could you tell me a bit about The Professional Cleaning Company?
Ben: I’m the Managing Director and we have been based at Colony on King Street since January.
David: I’m David, the Operations Director. I handle more of the back-of-house side of things.
Ben: I set up the company in 2018 when we were working out of our garage at home which was interesting to say the least! We have grown each year since then and in 2019 David joined as Operations Director to assist with the management of the teams and the daily schedules. We now have a team of 28 operatives including a line manager, supervisors and team leaders.
We carry out most types of commercial cleaning including weekly office cleaning, student cleaning, after builders cleaning and end of tenancy cleaning. We also have contracts with some of the large Build to Rent schemes across the city where we have a team on site daily carrying out communal area cleaning and separate teams to complete the end of tenancy apartment cleans.
How do you see your industry changing?
Ben: We are always trying to adapt our cleaning processes to provide more eco friendly, non toxic products and ‘green’ certified practices. Even though we are a fairly small family business, we are currently undertaking the ISO 14011 accreditation which is the internationally recognised standard for Environmental Management Systems (EMS), helping organisations improve efficiency, reduce waste, and manage environmental risks.
David: It provides a structured framework for setting environmental policies, aiming to enhance performance and ensure sustainability
What’s something about your team or your work that people might not expect?
Ben: We are a Real Living Wage approved contractor which is a voluntary hourly rate ensuring employees can afford a minimum standard of living, covering essentials like food, clothing, and unexpected emergencies.
David: This is important to us as we appreciate the hard work the team put in.

What are the biggest challenges facing your industry?
Ben: Like most businesses right now, rising costs and economic pressures are a concern. Inflation, increased wages, and higher Employer National Insurance contributions are heavily impacting operations across all sectors. We pride ourselves in providing the highest level of cleaning and customer experience which is reflected in our continued business with our clients, some having been with us from the start.
David: In this industry, your team is everything, so valuing them properly really matters. There’s also a lot of change with robotics and AI coming into cleaning. The industry is evolving, so you’ve got to stay on top of trends and adapt but always keep your people at the centre.
Where do you see the company going in the future?
Ben: We’re focusing on Manchester at the moment.
David: We’re not trying to force rapid growth, we want to grow organically, building on relationships and past clients. We’ve grown every year so far, and we’re really happy with how things are going. The aim is to keep that steady growth.
Though you’re still settling in at King Street, do you have a favourite area yet?
Ben: The kitchen seems to be a nice spot for everyone to socialise.
David: It also has biscuits! Any time there’s a biscuit, I’m there. I also like the front lounge area. It’s bright, you can see people coming in, and it’s just a really nice, relaxed vibe.
What’s your favourite part about being based in Manchester city centre?
Ben: I love the buzz and the atmosphere. Manchester has a great vibe. It's not too hectic, not too quiet. It just feels right.
David: King Street is a great location for business, it’s very central, easy to get around, and close to clients. It also means people can come and visit us now in our office space, which we couldn’t really offer before. And it’s great for the team, we’ve got a proper base for training, check-ins, and day-to-day support.
COLONY is all about community, have you felt more connected since moving here?
David: When you’re in a private office, you can feel a bit separate. But down in the co-working space, people interact a lot more, it’s really social.
Ben: It can start with something simple like “how’s your day?” and lead to business opportunities. We were chatting to one of the other members about insurance and ended up getting a quote from them organised.
David: There are loads of opportunities just from conversations. The team here, Gemma, Sam, Katie, they’re brilliant. They really make the space.
Any memorable interactions?
Ben: Emily showed us around initially and she was great. She was really knowledgeable and made us feel relaxed straight away. Then we met the rest of the team, and they’ve all been just as helpful. Everything’s well organised, and they’re always available if you need anything.
David: They go above and beyond. They’re very personable and take the time to get to know you. It’s also the little things, like Katie making homemade lemonade or sending thoughtful emails. Those touches make a big difference and keep you engaged.
